Catella Property Consultants brokers long-term leased commercial property in Saxony to KanAm Grund Group

The KanAm Grund Group based in Frankfurt am Main has purchased the commercial property "Lambda" in Hartmannsdorf near Chemnitz for the open-ended real estate fund LEADING CITIES INVEST. The transaction was brokered by Catella Property Consultants, which acted as exclusive advisor to the seller.

The tenant of the property, which is let on a long-term basis, is the traditional company Diamant Fahrradwerke GmbH, whose origins date back to the 19th century. Today, the company belongs to the US bicycle manufacturer Trek Bicycle Corporation. The "Lambda" property is assigned to the "Light Industrial" use type and is primarily used for the storage and distribution of the individual parts from which bicycles are assembled. In addition, there is a separate area for the special production of individual bicycles as well as an administrative area.

Hartmannsdorf is located in Saxony, close to transport links between Dresden, Leipzig and Erfurt and strategically located in the immediate catchment area of Chemnitz. The location is part of an up-and-coming economic region with many company branches from the automotive and technology sectors. The property is part of the industrial estate "an der Burgstädter Straße" in the north of Hartmannsdorf, which is also home to companies such as KOMSA AG, HT Protect, SMK Röhrsdorf and Mieruch & Hofmann GmbH.

Diane Becker, CEO Catella Property Consultants: "The sales process with a large number of interested parties has shown us how attractive this asset class is for very different investor groups."
