Arlington Business Park is a multi-let business park located on the outskirts of Reading adjacent to Junction 12 of the M4 motorway which leads from London to Bristol. The park comprises c 365k sq ft of office accommodation across eleven individual buildings. Catella APAM acquired the assets in March 2015 in a joint venture with Patron Capital for a consideration of £69M. At acquisition, the park had significant existing and pending vacancy and had been starved of capital expenditure for several years. Catella APAM initiated a repositioning of the business park including a £25M inward investment programme to include four whole building refurbishments, the creation of an on-site amenity hub, new signage lighting and landscaping across the park and the launch of a tenant community events programme. The investment proved the catalyst for over 20 new lettings totalling 167K sq ft and 84K sq ft of tenant lease renewals. The business park was sold in February 2020 to Singaporean investor Capitaland for £129.25M. Capitaland has retained Catella APAM as asset manager.
