Catella and Nordkranen enter strategic asset swap with Ikano Bolig

Catella, together with its partners Nordkranen and an international investor, has entered into an agreement with Ikano Bolig regarding a strategic asset swap that includes the sale of GreenPoint in Herlev and the acquisition of the Retortvej development site in Valby, Copenhagen.

As part of the transaction, Ikano Bolig - part of Ikano Bostad, will acquire GreenPoint, a fully completed and fully let residential community comprising 445 rental homes in Herlev, one of Copenhagen's most attractive urban development areas. Simultaneously, Catella and its partners acquires the Retortvej development site, where the consortium plans to develop a new residential project.

GreenPoint represents the completion of a multi-year transformation of a former industrial site into a residential neighbourhood designed around sustainability, affordability and community living. The project achieved both DGNB Platinum and WiredScore Home Platinum certifications and demonstrates Catella's ability to create value throughout the investment cycle, from acquisition and development to asset management and exit.

The acquisition of Retortvej marks the next step in the partnership and builds on a long track-record of residential development in Denmark. Through the project, the partners aim to deliver high-quality and sustainable housing solutions in a market characterized by continued demand and limited supply of new homes.

The transaction is subject to customary closing conditions, with closing expected in January 2027.
