Catella Residential advised JPMorgan on the acquisition of a portfolio of residential properties in the Paris region

A fund advised by J.P. Morgan Asset Management has acquired three residential buildings in the Greater Paris area, two of which are being developed by Emerige and one co-developed by Emerige and Icade. Delivery is scheduled for 2024.

Located in Versailles (78), Ville-d'Avray (92) and in the 15th arrondissement of Paris, the properties represent a total of 167 rental units (13,000 sq.m).

In Versailles, the Franklin Azzi Architecture and Chartier Dalix agencies have imagined "a dialogue between the past and modernity", with four new buildings and five renovated ones - 94 homes in total - within a 1.6 hectare wooded park enclosed by walls, opposite the Madame Élisabeth estate.

In Hauts-de-Seine, Emerige, in association with France Logis, is designing a programme conceived by the architect Anthony Béchu, which offers 38 homes spread over two buildings surrounded by the Fausses-Reposes national forest. 

Finally, the Les Ateliers Vaugirard project in the 15th arrondissement of Paris, co-developed with Icade, is based on the restructuring and development of former RATP workshops to provide 131 homes. The first building of 34 homes, acquired by the advised fund, is designed by Ibos and Vitart; the second by the agency Hamonic + Masson & Associés.

All of these programmes are aiming for NF Habitat HQE certification.

Diversification
