Catella Investment Management acquires two residential developments in Germany with 118 apartments for an individual mandate

Berlin-based Catella Investment Management GmbH (CIM) has acquired two residential development projects in the Liesel Quartier in Göttingen. The acquisition was made on behalf of an individual client. The seller is WERTGRUND Wohnpartner GmbH, a joint venture between Wertgrund Immobilien AG and Bautra GmbH. Wertgrund Wohnpartner is also acting as the project developer of the new neighbourhood.

The Liesel Quartier is being developed on the former Gothaer Versicherung site in the southern part of Göttingen at Wörthstraße / Breslauer Straße. Around 570 apartments with a total living space of 44,000 square metres will be constructed in several phases on a site covering around 37,000 square metres. Around 40% of the apartments will be subsidized, offered at reduced rates or rent-controlled. Construction will start in December 2025, with completion scheduled for 2027.

CIM has acquired buildings H40 and H50 on the southern part of the construction site. They comprise a total of 118 privately financed apartments ranging in size from 41 to 86 square metres, with a total rental area of 7,810 square metres. For the most part, the flats have a loggia or a terrace, parquet flooring with underfloor heating, and high-quality fixtures and finishes. In addition, a daycare centre with around 1,100 square metres of usable space is being built in building H40. Swiss architect Max Dudler is responsible for the design.

Michael Keune, Managing Director of CIM, says: “With the acquisition in the Liesel Quartier, we are expanding our presence in the German residential segment as part of an individual mandate, specifically adding a location in a strong mid-sized city. The two new buildings in Göttingen are an excellent addition to the existing portfolio and strengthen its regional and structural diversification. At the same time, we are investing in a project that successfully combines ecological responsibility, social diversity, and architectural quality.”

The planned five-storey buildings will be constructed to the German Efficiency House 40 Standard (EH 40) and connected to the district heating network of operated by Stadtwerke Göttingen. An underground parking garage will provide 49 parking spaces, supplemented by nine outdoor parking spaces, including five car-sharing spaces. Numerous bicycle parking spaces, e-bike charging stations, and extensive car-free areas complement the neighbourhood's modern mobility concept.

Benjamin Rüther, Head of Fund Management Residential at CIM, says: “Göttingen is increasingly developing into a dynamic residential and science hub with a high quality of life. As a result, the growing demand for high-quality but also affordable homes needs to be addressed. The Liesel Quartier shows how this can be achieved. It combines energy-efficient construction with social diversity and a modern mobility concept.”

Thomas Meyer, CEO and co-founder of WERTGRUND Immobilien AG, says: "At Wertgrund, we are committed to realising our properties in accordance with high quality standards and creating genuine added value for society, the environment and investors alike. We are therefore delighted with the sale of two further sections of our project development in Göttingen and would like to thank Catella for the collegial and smooth execution of the transaction."

The Liesel Quartier is located close to the city centre in the southern part of the city, between the districts of Geismar, Südstadt, and Lohberg. Göttingen's city centre and main train station are just a few minutes away, as is Georg August University. There is a bus stop right next to the site.

The surrounding area offers a wide range of shopping and dining options, schools, daycare centres, and medical facilities. Despite its inner-city location, enclosed block structures with green courtyards ensure quiet and private living.
