Catella Investment Management GmbH (CIM) and its KVG platform Catella Real Estate AG (CREAG) have leased approximately 15,000 square meters in a logistics center at Labradorstraße 31 in Bremerhaven under long-term lease agreements to the two companies Binder Spedition + Logistik and Lion Power Industry Solutions. The property was acquired in 2022 for the open-ended real estate special fund Catella Logistik Deutschland Plus (CLD+).
Completed in 2022, the logistics center comprises a total of approximately 15,405 square meters of leasable space, including around 13,983 square meters of logistics and warehouse space, approximately 1,051 square meters of office and common area space, and about 371 square meters of showroom space. In addition, the property features a rooftop photovoltaic system, which is planned to be significantly expanded in the future to meet tenants’ needs for renewable electricity as comprehensively as possible and to increase the site’s energy self-sufficiency.
Michael Keune, Managing Director of CIM, says: “These two leases demonstrate the attractiveness of the Bremerhaven location and underscore the quality of our modern logistics spaces. At the same time, they confirm the high demand for multimodally connected, ESG-compliant logistics properties in established locations. We continue to see significant development potential here for our fund strategy.”
Binder Spedition + Logistik GmbH, a long-established Bremerhaven-based company and provider of contract logistics, has secured approximately 9,000 square meters of the total space to support its ongoing growth at the Bremerhaven site. Approximately 400 square meters of this space is allocated to a showroom used for presenting customer-specific products. The move into the space has already taken place.
Justin Womble, Head of Sales and Business Development at Binder Spedition + Logistik, says: “With the new location, we are creating optimal conditions to expand our services and serve our customers even more efficiently. The modern property and the excellent location offer ideal conditions for our future development.”
Lion Power Industry Solutions GmbH, a supplier to the wind power industry, is relocating its headquarters from Rheine to Bremerhaven to be closer to key customers and is leasing approximately 6,000 square meters for this purpose. At the same time, the company plans to continue its expansion strategy, which is primarily driven by rising demand in the wind energy sector.
Johanna Liu, General Manager of Lion Power Industry Solutions GmbH, adds: “We found the ideal conditions for our needs at the logistics facility owned by the Catella Logistik Deutschland Plus real estate fund. As a supplier to the wind power industry, the location in Bremerhaven won us over due to its proximity to our customers.”
Bremerhaven is one of the most important logistics hubs in Germany and Europe. The location is also among the largest container and freight ports in Europe. Bremerhaven is also seeing rising container throughput, driven by international freight traffic.
Robert C. Spies Industrial Real Estate acted as exclusive advisor to the landlord. The tenant, Lion Power Industry Solutions GmbH, was represented by CBRE in Hamburg.
