On August 8th, 2025, the SCPI Upêka, managed by Axipit Real Estate Partners, completed its third acquisition in the Netherlands and its twelfth across Europe. This vehicle, also present in France, Spain, and Ireland, has acquired a mixed office and business premises asset located in Zierikzee, south of Rotterdam.
This approximately 5,000 sqm asset was acquired by the SCPI through a sale-and-leaseback transaction. It is leased to an industrial tenant on a firm ten-year lease. Upêka signed the deal at a net initial yield of 8.17%, above the average acquisition yield of the SCPI's portfolio as of June 30, 2025 (7.61%).

Prior to this transaction, the SCPI Upêka had already signed two other assets in the Netherlands: a 2,372 sqm office and business premises building located in Zoetermeer, near The Hague, leased on a firm 7-year lease; as well as a mixed-use complex (offices and business premises) of 6,092 sqm located in Breda, near Rotterdam, leased on a firm ten-year lease.
In this transaction, the management company was supported by Catella Aquila Investment Management France, Catella IM Benelux, AKD (legal and notarial) and PVM (technical).
