FRANCO SUISSE sells to a management company the new ANDRA site in Châtenay-Malabry

CATELLA PROPERTY advised a real estate fund management company in the context of an off-market acquisition of an office building located at 4-6 Chemin de la Croix Blanche in Châtenay-Malabry (92), sold by the promoter FRANCO SUISSE.

Located opposite the Parc de Sceaux and on the edge of the Coulée Verte, the office building, which will be delivered in November 2022, is part of a vast mixed-use programme developed by FRANCO SUISSE, which also includes seven residential buildings for first-time buyers, to be delivered in two phases between 2023 and 2025.

The asset is a turnkey operation of 6,196 sqm of floor space on the third floor, entirely leased to ANDRA (Agence Nationale pour la Gestion des Déchets Radioactifs) under a 10-year BEFA agreement, 9 of which are firm and take effect on delivery of the building.

This new building, perfectly adapted to the needs of its user and certified HQE Bâtiment Durable level Très Performant, has large 1,500 sqm floors and nearly 1,000 sqm of service and catering areas, as well as 120 underground parking spaces.

Located near the centre of Châtenay-Malabry and the La Vallée eco-district, the property benefits from a wooded environment in a preserved mixed-use neighbourhood.

Founded in 1979 and placed under the supervision of the Ministries of Energy, Environment and Research, ANDRA's mission is to manage French radioactive waste.
As a historical user of Châtenay-Malabry, ANDRA has its current headquarters in a building adjacent to the project developed by FRANCO SUISSE.

In this transaction FRANCO SUISSE was advised by the law firm HAUSSMANN and the purchaser by the law firm MONASSIER & ASSOCIES.
